What a ride 2009 was and 2010 is off to a good start with the extension of the tax credits for first time homebuyers AND move-up buyers plus the continued low interest rates! For the first half of 2009 the valley statistics are up.
In College Place itself there were 43 single family sales for the first half with 43 for the same period last year, with 138 average days on the market compared to last year's 142. The average sales price has gone up just $9 in that timeframe to $198,226!
It's interesting to note that of the 86 homes currently available in College Place, 39 (45%) have taken price reductions since they were listed. And their average days on the market is 163.
The College Place real estate market for 2009 showed a total of 104 single family home sales compared to Walla Walla's 312. The average days on the market currently for the College Place sold homes was up to 145, compared to Walla Walla's 166, from listing to change of ownership. The average sales price for sold homes in College Place in 2009 is $192,345, compared to last year's $224,550 and compared to Walla Walla's 2009 average of $209,187.
CURRENTLY, there are 77 College Place homes available now with extremely low interest rates, lenders with money to loan, and we have a good selection of homes with these lower prices, so this is a great time to buy a home! In College Place WA in 2007, there were a total of 113 homes sold at an average price of $210,238, as compared to 2006 sales of 164 homes with an average sales price of $189,950. The delightful small town of College Place (approximately 9000 people) is located on the Walla Walla River near the Oregon border. Though folks with lengthy commutes elsewhere will be jealous, College Place is within 5 minutes of downtown Walla Walla, the country seat and its thriving community of about 30,000 people. No commuting problems here! I (Pat) should know as I live in College Place and work in Walla Walla. There's some new commercial development as well as residential homes in process. Slow and steady is GOOD!
Primarily residential, College Place is home to Walla Walla University and is in an area known for its award-winning wineries. There's lots of outdoor recreation in our Blue Mountains and with the Columbia and Snake Rivers close by!
